Reading Time: < 1 minuteThe loan was granted to the applicant for the purpose of continuing the reconstruction of an apartment building in Prague Vinohrady and the extension of a new above-ground floor. The second tranche of the loan is being offered, while the funds from the first tranche have already been used by the client for construction.The reconstruction and extension will result in 27 modern residential units (4 of which will be newly built), two studios, and two non-residential units. The client has already completed several similar projects with RONDA INVEST. It is an experienced developer with a rich portfolio of renovated properties.
The source of loan repayment is derived from income generated through the sale of residential and commercial units, as well as from the client’s other development activities. The residential building in Prague, specifically in Vinohradech, also serves as collateral for the loan.
Description of real estate collateral
- Basic property description: The house consists of 2 underground and 6 above-ground floors. As part of the reconstruction/extension, a new 7th floor will be added, accommodating 3 new apartments. The partial change in the layout and arrangement of the house will result in a total of 25 flats, two studios, and two larger non-residential premises (the subject of the pledge).
- Lien in the 8th order (the liens in the earlier order are in favour of Ronda Invest a.s.).
- Location and surroundings: The house is situated in close proximity to Riegrovy Sady, with convenient access to comprehensive civic amenities and transportation accessibility.
- Value of the property as of the date: CZK 268,600,000 as of November, 2023, the future value after completion will be CZK 372,000,000.
- Technical condition of the property: Gradually completed total reconstruction.

The returns are stated in percentage p.a., i.e. in the total annual percentage amount. However, you will receive a significant portion of the income from RONDA IVNEST into your account every month.

You can choose projects depending on whether you want to invest in Czech crowns or euros.
