Get to know the project


This is the third loan provided to a client who has long been active in property development in Slovakia. The client specialises primarily in the construction of family houses and apartment buildings, as well as in land development. The client is currently carrying out several projects, including developments in Nitra, Hviezdoslavov and Dunajská Streda. The proceeds from this loan will be used primarily for the construction of one apartment building comprising 48 residential units as part of the comprehensive development of the area. Part of the loan was used to acquire additional land for the expansion of parking facilities. Construction of three apartment buildings has already commenced on the collateral property, with two further buildings planned. The first two apartment buildings, financed by another bank, are at an advanced stage of construction and are scheduled for completion around the turn of the year. Demand for the apartments is strong, which has led the client to commence works on two additional buildings, in addition to the building financed by RONDA INVEST. As part of the further development of the entire area, part of the collateral may be replaced by other properties in the same location. The client has acquired adjacent plots where either additional parking facilities, including terraced parking, or potentially further smaller apartment buildings will be developed. The loan is being drawn down gradually in line with the progress of construction. A total of CZK 35,000,000 has currently been drawn down in several tranches.

Basic description of the property: The collateral consists of land plots on the outskirts of Nitra, near the Klokočina residential area, forming part of a planned residential complex. The plots are prepared for the construction of five apartment buildings and one parking garage and have a valid building permit together with the relevant zoning documentation. RONDA INVEST is financing the construction of one of the apartment buildings. Of the total 48 residential units in Building B3, 36 have already been reserved.

Property value as of the date: CZK 120,287,560, based on a valuation dated 11 August 2023 and adjusted to reflect the completed construction works and the extension of the collateral.

Second-priority lien: (first-priority liens are in favor of Ronda Invest a.s.)

Location and surroundings: Nitra is one of the most important cities in western Slovakia, offering an attractive combination of urban living and good access to nature. The city provides a full range of civic amenities, including schools, shops, healthcare facilities, restaurants and cultural venues. Another advantage is its good transport connectivity to other parts of Slovakia, particularly towards Bratislava and Trnava. Nitra is known for its history, with Nitra Castle as a major landmark, as well as for a wide range of leisure opportunities. The location is suitable both for owner-occupied housing and for those seeking property in a well-developed regional city.

Technical condition of the property: The land has a valid building permit for the construction of three apartment buildings, one terraced building and a parking structure. RONDA INVEST is financing the construction of one apartment building, which is currently approximately 20% complete.
