This is a repeat transaction with the client, a boutique property developer focused on identifying attractive opportunities in the real estate market, particularly smaller apartment buildings and family houses suitable for acquisition and subsequent renovation. The client has been active in the real estate development sector since 2018 and has extensive experience in the renovation and leasing of residential properties in the Central Bohemian Region. The client primarily delivers smaller-scale projects comprising 10–12 residential units, typically with compact layouts. Current developments are located in Hořovice, Roudnice nad Labem, Vysoké Mýto, Příbram, and Prostějov. The client's strategy focuses on renovating older properties to create modern residential units equipped with technologies enabling the remote management of selected building functions, such as energy systems for tenants. The financing will be used for the acquisition of the property and its subsequent renovation, resulting in the creation of 10 compact residential units. A portion of the purchase price has already been financed by the client from its own resources. Subsequent loan tranches will be used to finance the reconstruction works. The first loan tranche in the amount of CZK 7,150,000 has already been disbursed.
