This is a repeat transaction with the client, a small-scale real estate developer focused on identifying attractive opportunities in the property market, particularly in the segment of smaller apartment buildings and family houses intended for acquisition and subsequent renovation. The client has been active in property development since 2018 and has extensive experience in the renovation and rental of residential properties in the Central Bohemian Region. The client primarily undertakes smaller projects comprising 10–12 residential units, typically with compact layouts. Current projects are located in Hořovice, Roudnice nad Labem, Vysoké Mýto, Příbram, and Prostějov. The client specializes in renovating older properties with the objective of creating modern housing equipped with technologies enabling remote management of selected functions, such as energy consumption monitoring and control for tenants. The purpose of the new financing is to fund the purchase price and reconstruction of a brick-built family house in Hořovice, with the intention of selling the completed units upon project completion. The redevelopment will result in three medium-sized residential units with a total floor area of approximately 250 sqm. The property is located in the wider city centre along a main thoroughfare. It is a family house constructed in the first half of the 1960s and includes an adjoining garden. The building comprises two above-ground floors, an unfinished attic space, and a garage. The property currently contains two residential units. The total land area is 834 sqm. Current utilisation of the client's credit facility amounts to CZK 4,850,000.

Roudnice nad Labem lies on the Prague–Děčín railway line and offers regular direct train connections to Prague with a travel time of approximately 45–50 minutes. The town is also connected to the D8 motorway, providing fast access to both Prague and Ústí nad Labem.

  • Technical Condition: The property is currently undergoing extensive reconstruction and is not yet habitable. The renovation is being carried out in several phases.

    In the front section of the building, new partition walls, flooring, electrical installations, and plasterwork on the first above-ground floor have already been completed. Roof insulation works and the finishing of interior spaces are currently underway.

    The property is connected to all utility networks. The rear section of the building is yet to undergo reconstruction. The current property valuation has been revised upwards compared to the original appraisal, reflecting the higher volume of investments already made into the renovation works.
