Get to know the project


The client has already been provided with a third loan as part of their cooperation with RONDA INVEST. All obligations have been duly and reliably repaid to date. During their development career so far, the client has completed several successful projects and is currently planning another venture in an attractive location in Prague. As part of the loan, additional land plots were acquired (i.e., an expansion of the area for further development – preparation for construction), and construction of a detached family house with two above-ground floors has commenced on adjacent plots already fully owned by the client. The loan is being drawn gradually, in several tranches, in line with the stages of construction. Currently, the third tranche of the loan is being utilized to finance the construction works carried out on the project. The collateral includes two groups of land plots located in close proximity in the outskirts of Prague’s Jinonice district. In the first location, the client will use the loan funds to construct a representative villa with a floor area exceeding 220 m² on a plot with a total area of 897 m². The second location will be gradually prepared for future development.

Basic property description: This is a gently sloping plot with a total area of 897 m², for which a building permit has been issued for the construction of a family house (villa). Construction has begun on a partially sunken structure with two above-ground floors. The total usable floor area will be approximately 222 m².

Location and surroundings: The plot is located in the outer part of Prague’s Jinonice district. The area offers very good transport accessibility due to the proximity of the metro line B station, a railway station, and bus lines. Prokopské Valley is also within walking distance.

Technical condition of the property: The technical infrastructure at the site is fully in place. Public utility networks—water supply, sewerage, and natural gas—are located in the adjacent road. Electricity has already been connected directly to the plot. Construction has commenced, and foundation works have been completed up to the installation of the basement ceiling slab. The level of completion is 32%.
