The client has been active in the field of land development and real estate development projects since 1996. Over more than twenty years of experience, the client has successfully completed a number of residential and specialized projects, including land development in Kunratice, the construction of family houses in Trnová, and a senior housing project. As part of the current project, the client is developing a residential area in Předboj, near Prague. To date, the client has completed 18 villas in the area, of which three remain to be finalized (primarily external landscaping and finishing works) and sold. The client’s intention is to continue the development of the locality through the construction of an additional eight villas. An existing structure on the site has already been demolished to make way for the planned family homes. The collateral for the current financing consists of three family houses and a large plot of land designated for the future construction of eight villas. The building permit process for the eight villas is currently underway, and the tranche presently being drawn will be used for further project development and site preparation. The client has long focused on the premium residential segment, which is also evidenced by additional loan security. This consists of land plots in Trnová, where the client plans to undertake further development following the completion of the Předboj project. The financing will be provided in the form of a loan disbursed in tranches according to the progress of the project.
