The client has been active in the field of land development and real estate projects since 1996. Over more than two decades of practice, he has successfully completed a number of residential and specialized projects, including land development in Kunratice, the construction of family houses in Trnová, and a senior housing project. In the current project, the client is developing an area in Předboj near Prague. As part of the ongoing development, the client has already built 18 villas in the area, three of which remain to be finalized (mainly exterior works and fittings) and sold. The client plans to continue developing the site with the construction of an additional 8 villas. The current collateral includes three completed family houses, a large plot with a building intended for demolition, and land designated for the construction of eight new villas. Preparation for the building permit for these villas is underway. The currently drawn tranche will be used for the demolition of the existing structure and for site preparation. The client has long been focused on the premium residential segment, which is also reflected in the additional collateral for the loan—land plots in Trnová, where further development is planned after the completion of the Předboj project. The financing will be provided in the form of a loan drawn in tranches according to the progress of the project.

  • Location and surroundings: The area has good transport accessibility to Prague and offers basic civic amenities. More extensive services are available in the surrounding towns.
  • Technical condition of the property: Rodinné domy jsou těsně před dokončením a budova na předmětných pozemcích je určena k demolici. Součástí každého rodinného domu je dvojgaráž a venkovní bazén. Pozemky mají rozlohu 1 140–1 250 m² a jsou napojeny na veřejný vodovod, kanalizaci a elektřinu.

  • Basic property description: This is a set of land plots with an approved building permit, totaling 16,000 m² in area.
  • Value of the property as of the date: CZK 84,500,000, July 15, 2024 - the portion designated for individual housing development was determined by analogy..

  • Location and surroundings: The village of Trnová is located near Prague and is easily accessible by car. Basic civic amenities are available within the municipality.
  • Technical condition of the property: The land plots come with an approved building permit for the construction of a residential facility with services for seniors. A portion of the site is also designated for future individual residential development. The total area of the land is 16,000 m².
