The loan was provided to a Czech company to release its own financial resources, which the client used for the acquisition of building plots in the Prague-East district. As part of the Jesenice project, the client prepared the plots for sale to end clients for the construction of family houses. The loan was granted to the client for another loan term. The loan is being repaid from the income generated by the borrower and his group of companies from real estate activities and property development, primarily in the area of Prague. Additional sources of income for the borrower and his group include rental income from real estate holdings.

  • Basic property description: The total area of the land is 8,529 m². The plots are divided into 13 parcels designated for individual family house construction.

  • Location and surroundings: Jesenice, located just outside Prague 4, offers excellent access to the city center as well as to the D1 motorway. The area is popular for its peaceful environment, complete civic amenities, and proximity to nature, such as the Průhonice Park and the Jesenice Pond.
  • Technical condition of the property: According to the zoning plan, the land is classified as an SC area – functionally mixed (central) zones.
Condominium villa in Vinohrady
  • Basic property description: A First Republic-era villa surrounded by similar villas and family houses built around 1930. Shops and the FLORA center are within walking distance.
  • Lien in the 3rd order (prior-ranking liens are in favor of Ronda Invest a.s.).
  • Value of the property as of the date: CZK 75,000,000 as of September 22, 2022.
  • Location and surroundings: The attractiveness of the location is driven by its proximity to and easy accessibility of the Prague city center. The property also offers parking for approximately seven cars on-site.
