This loan is intended to finance the construction of garages in Tábor. The project builds on a series of successful previous collaborations with the client, who has a long-standing focus on real estate investments, particularly the purchase, renovation, and subsequent rental or sale of residential units. The entire project is carried out under the guidance of an experienced investor who, in addition to smaller residential developments, is also involved in the preparation of larger real estate ventures. The land designated for construction is located in an attractive area with excellent accessibility and strong development potential. The loan will be disbursed in two phases, with the second tranche released upon the installation of the first ten garage units, which is expected to take place within approximately two months.

  • Basic property description: A land parcel with a total area of 7,046 m², located in the eastern part of the city of Tábor. The property consists of two sections: the main section designated for the construction of residential buildings, and a secondary section intended for the construction of garages.
  • Lien in the 2nd order on a portion of the land designated for garage construction (with senior-ranking liens held by Ronda Invest a.s.).
  • Lien in the 3rd order on a portion of the land designated for the construction of residential buildings (with senior-ranking liens held by Ronda Invest a.s.).
  • Property value as of April 24, 2024: CZK 18,500,000 for the portion designated for residential development and CZK 1,600,000 for the portion of land designated for garage construction.
  • Location and surroundings: Tábor – Měšice is a residential district within walking distance of the city center. The area offers full civic amenities, including schools, shops, and healthcare services.
  • Technical condition of the property: The land is currently undeveloped, free of defects, and ready for project implementation. Installation of prefabricated garages on the site is scheduled to begin in the near future.
