The client is an investor and developer with extensive experience in the development and construction of residential properties, including both family houses and apartment buildings. He primarily focuses on western Slovakia, where he has successfully completed several projects. Currently, he is working on developments in Hviezdoslavov (near Bratislava), Dunajská Streda, and Nitra. The financed project is located in Hviezdoslavov, where the client is constructing a total of 56 family houses. The project is being developed in multiple phases, with some properties already completed and sold, some retained for rental, and others still under construction. The collateral consists of eight semi-detached houses and one plot of land with an unfinished detached family house in Hviezdoslavov. These are single-story bungalows without basements. The approval process was completed in 2024. Each house features four rooms, a living area connected to the kitchen and dining room, a utility room, a bathroom, and a separate WC. Each property includes a terrace, fencing, and paved parking spaces. The collateral also includes an adjacent plot of approximately 600 m² with an unfinished detached family house.
