The loan was provided to an experienced developer engaged in land development and the construction of both single-family and apartment buildings. This is the third project that RONDA INVEST has financed for this client. The loan will be repaid from the sale of the development project, which consists of 25 terraced houses located in Štěrboholy, Prague. Eleven townhouses were refinanced in the first phase, and 14 more townhouses, along with land for the next phase of the project, will be refinanced in the second phase. The Štěrboholy district is one of the most sought-after locations, not only for its good transport connections to the city center but also for its excellent civic amenities and abundant green spaces.

  • Basic property description: The first phase includes 11 terraced houses awaiting approval. In the second phase, the provision will be extended to an additional 14 terraced houses and land for the construction of the third phase of the development project. The terraced houses with plot sizes ranging from less than 300 m² to 700 m² (for the outermost house). The usable area of the houses is between 114 m² and 118 m².
  • Lien in the 1st order.
  • Value of the property as of the date: CZK 355,200,000, as of July 3,2024.
  • Technical condition of the property: The ground floor is designed with a spacious living room, an open kitchen, a dining room, and access to the terrace, which connects to the garden. The first floor includes 4 bedrooms, 2 bathrooms, and a hallway with a staircase. Each house has an outdoor parking space available in front. There is also a utility room on the ground floor.
