What do we assess projects on?

A FUNCTIONING ECONOMY

We are more interested in the viability of the project rather than its specific purpose.
Our focus is on ensuring that the borrower has
adequate funds to repay the loan, not only at the
time of borrowing but also in the future.

QUALITY ASSURANCE

We primarily take as collateral properties
located in attractive locations, often
in large cities. In the event that we need
to monetize a mortgage, our goal is
to ensure a quick and efficient process.

CLIENT’S PERSONALITY

If we are not 100% sure, we do not enter into cooperation. It is essential for us to maintain excellent communication and trust throughout the duration of the loan. When unexpected situations arise, they can be handled smoothly.

Our method of assessing the granting of loan is nearly identical to the bank’s method of assessment. The same principle applies to collateral, where business loans from banks are typically granted up to 70% of the property’s collateral value, just like RONDA INVEST.

What happens if a borrower defaults?

EXERCISE OF THE RIGHT

RONDA INVEST will exercise its contractual lien on the property.

DISCOUNT SALE

The mortgaged property has a max LTV of 70% and we can sell it immediately at a 30% discount.

03

PAYMENT TO THE CLIENT

Part of the remaining money is deducted as a fee to Ronda, the rest is then paid to the investor.

Considering that the properties to be developed are situated in lucrative locations in large cities, the cashing-in is a matter of a month or two. As a general practice, it is sold at market price or at a 15% discount – the balance is immediately paid to the investors.
